Ask any Michigan roofing contractor what they're repairing in February and the answer is almost always the same: an ice-dam back-up that lifted the bottom course of shingles and dumped water down the inside of a wall. The pattern repeats every year — heavy snow load, attic heat loss through under-insulated ceilings, and a homeowner who didn't see it coming. A winter roofing inspection before the first sustained freeze is the single most reliable way to keep your roof out of that February line item.
How ice dams form on a Michigan roof
The physics are simple. Heat from inside the house leaks through the attic ceiling and warms the upper portion of the roof deck. Snow on that warm section melts, runs downslope as water, and reaches the eaves — which sit over an unheated soffit and stay below freezing. The meltwater refreezes at the eaves, builds up course by course, and eventually backs up under the shingles instead of into the gutter.
For homeowners in Auburn Hills and Sterling Heights, the typical January ice-dam zone runs the full bottom three to six feet of roofline on the north and west elevations — the sides that see the least winter sun and hold snow the longest. The same roof on the south face usually sheds cleanly because the sun keeps the deck above freezing even on cold days.
Two things make Michigan roofs especially prone. First, the snow loads are heavy: a single February storm can drop ten inches of wet snow, which weighs about five pounds per square foot per inch of accumulation — a fifty-pound-per-square-foot load on a 1,500-square-foot roof is over three tons of snow. Most Michigan roofs are framed for at least that, but aging rafters and undersized ridge beams don't always hold. Second, the freeze-thaw swings are sharp: a 40°F day followed by a 10°F night creates the melt-refreeze cycle that's the actual cause of the dam. Warning signs Michigan homeowners can see from the ground
You don't need to climb the roof to spot an upcoming problem. Walk the perimeter after the first heavy snow and again after every warm day that follows.
- Icicles along the eaves — especially uneven patterns. Icicles across the whole run mean the gutters are simply cold. Icicles that hang heavier on one section, or that form only over a bathroom or kitchen, mean warm air is escaping into the attic over that part of the ceiling.
- Dark streaks on the interior ceiling or the exterior soffit. A streak that appears after a thaw but disappears when temperatures drop is meltwater tracking along the underside of the sheathing before it can drip. It is the early sign of a back-up.
- Water staining on the outer wall below the eaves. Ice trapped behind the gutter line overflows laterally into the fascia and down the siding. The stain shows up first on the wall sections behind the worst icicles.
- Sagging gutters after snow load. A gutter that sags only after a heavy storm — and pulls back into place after the snow melts — has loose hangers. Ice weight will permanently bend those hangers over a single bad winter.
- Ice patches persisting more than 48 hours after the temperature climbs above freezing. If a section of roof still holds ice two days after the rest has melted, the deck under that section is warm. The dam is forming underneath.
- Frost in the attic on a cold morning. Open the attic hatch on a below-freezing morning. Frost on the underside of the roof deck means warm, moist air from the house is reaching the deck and condensing there. It is the most reliable indoor indicator of an ice-dam-prone roof.
Ventilation and insulation fixes that actually work
Ice dams aren't really a roof problem. They are an attic problem that shows up on the roof. The fix is almost always on the underside of the sheathing, not the top. Homeowners in Highland and Commerce Township who prevented ice dams the previous winter all did the same five things; homeowners in Hartland who had ice dams every February all missed at least one of them.
1. Clear the baffle-style soffit vents. Loose-fill insulation or old batt insulation often piles against the inside of the soffit vent, blocking airflow. A flashlight check from inside the attic at each soffit bay catches it. Replace the pile-up with a rigid baffle that holds the insulation back an inch from the sheathing.
2. Confirm a continuous ridge vent is open end to end. A ridge vent that is short, blocked by a stored box, or covered by insulation does nothing. The point of the ridge vent is to let the warm air that enters at the soffit leave at the peak. If the peak is sealed, the soffit vents are useless.
3. Get the attic to R-49 or better, with no compressed or void areas. Michigan attics should be R-49 to R-60. Check that the insulation is uniform across the floor — a single low spot above the kitchen or bathroom creates a hot channel up through the sheathing exactly over the room below.
4. Seal attic bypasses around every penetration. Plumbing vents, electrical runs, recessed lights, and HVAC ducts all carry warm house air into the attic if they are not sealed at the ceiling. Great Stuff around each penetration at the top plate, plus a gasket on every recessed light rated for insulation contact, closes the bypasses.
5. Route every bath and dryer vent to the exterior — not into the attic. A bathroom fan dumping moist air into the attic feeds frost on the underside of the deck. The vent should exit through the roof or through a sidewall gable, with a backdraft damper on the exterior cap.
6. Weatherstrip the attic hatch. The pull-down stair is one of the largest unsealed openings in most Michigan homes. A foam gasket around the perimeter and a piece of rigid foam board laid on top of the stairs drops the heat loss enough to matter.
When to call a pro vs. handle it yourself
Most of the fixes above are reasonable DIY if you have a hatch into a walkable attic, a headlamp, and a few hours. The work is inside, off the ladder, and at ground level — none of it carries roof-safety risk. A homeowner comfortable on a single-story ladder can also clear shallow soffit vents from outside and re-seat a single loose gutter apron.
What stays a pro job: anything that puts weight on a wet or icy roof; ice-dam steaming and heat-tape installation; replacing lifted shingles along the eaves; re-flashing a chimney that has pulled away from the sheathing; any work that requires a true roofing nailer or a harness rig. The same rule applies to the basics: don't climb a snow-covered roof to clear a dam by hand. Steam removal is the only safe method — chipping damages shingles, torches are a fire and shingle-destroying disaster, and salt corrodes metal flashing. If you already have an active dam, calling for steam removal is faster and cheaper than the repair bill from a DIY attempt.
What to do RIGHT NOW if you already see ice dams
Two Michigan scenarios trigger a same-week response: a visible icicle-and-stain pattern on the interior ceiling, or a gutter that has pulled away from the fascia under snow load. Both are time-sensitive; both get worse with every freeze-thaw cycle.
- Do not chip the ice. Even a flat chisel will tear the shingle surface and break the seal strip. A pulled shingle under a dam costs more to repair than the dam itself.
- Do not use a torch or any open flame. Asphalt shingles melt at well below torch temperature. Torching a dam is the most common cause of a full-roof replacement after winter.
- Call for a steam removal service. A contractor with a boiler and wand will clear a dam in an afternoon without damage. Most Oakland County roofers offer it from January through March for $400–$900 depending on linear feet and access.
- Document the damage for insurance. Interior staining and any pulled drywall should be photographed and logged before any repairs start. Standard homeowners policies cover sudden water damage from an ice-dam back-up; they do not cover the roof repair itself unless you have a specific rider.
